We are seeking a self-motivated, friendly and detail oriented Property Manager. The Property Manager is fully accountable for all day to day property operations, overseeing and enhancing the value of multiple properties in the Iowa City/North Liberty/Cedar Rapids area. We are a private owner and operator of approximately 100 houses/duplex/apartment units located in the Iowa City/North Liberty/Cedar Rapids area.

Responsibilities include, but are not limited to:

Main Job Tasks & Responsibilities

  • Ability to learn property management software
  • Lease & show apartments
  • Interview residents to help predetermine qualification
  • Utilize marketing strategies to attract prospective residents
  • Confirm all leases and corresponding paperwork are completed
  • Ensure that all rents and late fees are collected in a timely manner
  • Enforce occupancy policies and procedures
  • Day-to-day resident relations and correspondence
  • Deal with resident concerns and requests on a timely basis
  • Carry a company issued smart phone to address after hours emergencies
  • Inspect units and overall property condition
  • Light maintenance/groundskeeping
  • Purchase supplies for property
  • Clean common areas and units when vacant
  • Achieve resident retention via community engagement and activities
  • Act as liaison between tenants and property owners
  • Generate relevant documents for resident move-ins
  • Verify information via third party for accuracy
  • Submit various monthly/annual reports
  • Comply with Fair Housing laws
  • Other miscellaneous tasks

Job Requirements:

  • 2 years property management experience
  • Supervisory experience in a customer service-related field preferred.
  • Competence in personal computer skills, keyboard, Internet, math, Microsoft Office Suite including Word, Excel, and Outlook as well as community software applications.
  • Must possess and maintain a valid Driver’s License.

Job Type: Full-time

Pay: $40,000.00 - $55,000.00 per year
